Building Trends and Dates

Welcome to the 2004 building and landscaping season! Before you know it the time will be here for you to start all your projects, both in and out of doors. Painting, siding and window replacement, driveway paving, additions, landscaping and of course new construction make up some of the many home improvements that were high on your priority lists last year.


In 2003 the ARC reviewed and approved 4 new constructions, 30 additions, 20 decks, numerous landscaping plans, roof replacements and house colors. 2004 promises to be just as busy, if not busier, than 2003 with 2 new constructions and 3 additions already approved in January. A total of 43 undeveloped lots remain with several existing homes scheduled for tear down and replacement in 2004. So far 3 homes have been completely torn down and replaced, while 2 other homes were torn down to the point where only the chimney was left standing.


With the increased number of submittals for building and landscaping on the Ranch the submittal dates for 2004 will have a slight change. The submittals are due no later than noon at least fourteen (14) days prior to the meeting date of the second Thursday of each month and should be presented at the ARC Office. The dates of submittal are as follows, excluding the month of February which will remain as February 5th by noon: *February 26th for the March 11th meeting, *March 25th for the April 8th meeting, *April 29th for the May 13th meeting, *May 27th for the June 10th meeting, *June 24th for the July 9th meeting, *July 29th for the August 12th meeting, *August 26th for the September 9th meeting, *September 30th for the October 14th meeting and *October 28th for the November 11th meeting. There is no meeting in December. Please mark your calendars and make sure you submit at the proper time to ensure review by the committee. Any correspondence you wish to have reviewed should also follow the above guidelines for submittal dates. Please remember to submit your plans no more than one month in advance of the time you wish to build.


Last but not least, a few reminders to start the building season off right and show courtesy to your neighbor:
• Please remember, brown tarps only, even during construction.
• Check your outdoor lighting to make sure it is shielded.
• Call the Fire Department (541-595-2288) to have your lot marked for fire safety.
• Heat Pump locations must be approved by the ARC and clearly marked for location. Submittal dates coincide with construction submittals and must be accompanied by a signed submittal form (by the owner only) and a non-refundable review fee.
