Ranch Maintenance

The Maintenance department is now located on McAllister Rd at Section 5. From the Ranch, exit the Fiddleneck gate and head north. The Maintenance and Housekeeping departments and Recycle area are on the left.

Ranch wide clean up

Ranch-wide clean up is slated for April 19–April 30, 2008.

Owners may dispose of all natural debris such as needles, pinecones, branches and brush free of charge at the pit on McAllister Rd at anytime during the year, because we are able to sell some of the material to offset costs.

Debris must be separated by type – limbs, needles, etc. Plastic bags may not be left on premises.

Remember, outside burning is no longer permitted by the Fire Department, so needles need to be transported to Section 5.

We will be offering the "Curbside Pickup" in May, June and the Fall this year. The first curbside pickup begins Monday, May 5—May 9, 2008. This service is offered at $40.00 a unit (About the size of a 1-ton pickup truck.) Call for an estimate of larger amounts.

The curbside pickup is designed to pickup piles of needles and small limbs with a back hoe and dump truck. Please follow these guidelines:

Piles must be located where large equipment can easily pick them up, close to the road and clear of trees.

Piles must be clear of any obstructions such as water shut offs, meters, landscaping, driveway lights, etc.

If equipment cannot access piles, they will not be picked up. Contact Maintenance to make other arrangements.

Call Ranch Maintenance at 541-595-1527 to schedule your curbside pickup by Friday, May 2. Maintenance hours are Monday through Saturday 7:30AM — 4:00PM.

Section 5 Recycle Area

"Section 5" refers to part of the Ranch that is just west of McAllister Road, accessed via the Fiddleneck Gate or Highway 20. It is used for our new Maintenance facilities, natural debris disposal, mining gravel for our roads and other such "behind the scenes" necessities.

Our Recycle Center has been moved from the East Meadow gate area to Section 5. It is open daylight hours only for disposal of household trash only. The Recycle Center is for use by BBR property owners and guests. An appropriately registered gate card or transponder is required for entry. Contractors and vendors do not have access or dumping privileges.

Disposal of Natural Debris is FREE!

Separate from the Recycle Center is a space designated for natural, burnable debris that is collected from the Ranch wide clean-up that takes place twice a year, and from fire prevention efforts.

Property Owners may now dispose off natural debris (needles, pinecones, branches and brush) FREE anytime at the pit at Section 5 on McAllister Rd. Please check in with the pit supervisor. Debris must be separated by limbs, needles, etc. Plastic bags or Stumps no larger than two feet in diameter are allowed.

All dumping of natural debris (pine needles, etc.) at the BBR Pit must now be authorized through the Maintenance Department.

The Owner / Contractor must go to the Maintenance Dept with the load to get a receipt for that load BEFORE going to the pit. No one will be admitted to the Pit without a receipt from the Maintenance Dept. The Pit Attendant is not authorized to make exceptions.

No Cash Payments - Charges will be entered on the Owners account. Owners may call Maintenance to permit a contractor to charge to their account.

Debris must be separated by type: limbs, needles, grass, etc.

Permitted: pine needles, grass clippings, limbs, wood, wood with nails

Not permitted: stumps, shingles, building material, plastic or plastic bags, garbage

 

Transponders & gate cards both work! The garbage and recycling dumpsters at Section 5 are for the convenience of owners and guests of BBR. The garbage and recycling area will be open during daylight hours only. For after hour emergencies, please contact Police Services.

 

Winter Services

Cold Temperatures arrive early at the Ranch

Turn off your water or winterize your home to prevent any damage due to a sudden drop in the temperature. Place a snow stake near your water turn off valve.

Maintenance also offers:

  • Winterizing & de-winterizing
  • Irrigation blow outs
  • Chimney sweeping
  • Home inspection program
  • Snow removal

Snow Removal Winter is here and the maintenance department is available to plow driveways and shovel sidewalks. Please remember there is a fine for parking along roadways. They need to remain clear for emergency vehicles and snowplows. The costs for snow removal are: Short driveways $45.00 | Long or difficult driveways $45.00 + the cost of time/equipment involved | Push in $20.00 | Berm knockdown $16.00 | Sidewalks or walkways: the cost of time and equipment. All prices are per occurrence. Please mark your driveways and water shut off valves with snow stakes and call ahead for these services.

 

Home Inspection Service
The “Home Inspection Service” is a program offered through the Maintenance Department and is designed to be an inexpensive, brief inspection of the home to check for operation of heating systems and refrigerators.  They also confirm that water is turned on/off, and to make sure there has been no damage caused by wind, water or storms.  Sign up forms have been mailed to all owners receiving BBR statements.  If you need another form, or have any questions, please contact the Maintenance Department at 541-595-1527.
