Black Butte Ranch Owner Services offers many programs to help maintain your Ranch home. We
are your “one-stop shopping” center for services! Each season, we seek vendors and products
to provide quantity discount pricing for Black Butte Ranch Owners. Watch for quarterly offerings, as well as opportunistic buys, which will be publicized in the email newsletter, The View from the Ranch.

Owner Services is a combination of Maintenance and Housekeeping departments, and are located at 71225 McAllister Rd at Section 5.
From the Ranch, exit the Fiddleneck gate and head north. Owner Services is on the left.
From the main entrance of the Ranch, continue on Hwy 20 past the Ranch (west) about 1.2 miles. At the Camp Sherman/George McAllister Rd, turn left. Continue for about 1 mile The Maintenance building is on the right.

Curbside Pickup: For those of you that missed the May pickup we are running another pick up June 21-25
Paving: Paving companies are on the Ranch through September. Call the Owner Services department @ 541-595-1527 if you would like an estimate to pave/overlay your driveway.
Ranch-wide Cleanup Dates Set
Needles, pine cones, branches and brush may be disposed of free at the pit by owners anytime but your are encouraged to clean up during April and May. Owner Services will provide curbside pickup of such materials June 21-25. This service is offered at $45 per unit (about the size of a 1-ton truck). Curbside pickup is designed to pick up natural debris with a back hoe and a dump truck.
Guidelines for Pickup
- Piles must be located where large equipment can easily pick them up, close to the road and clear of obstructions such as trees, rocks, water shutoffs, meters, hydrants, landscaping and driveway lights.
- If the equipment cannot access the piles, they will not be picked up.
Call Owner Services at 541.595.1527, or 866.331.3884 to schedule your curbside pickup by Saturday, May 22. Maintenance hours are Monday through Saturday 7:30am – 4:00pm
Home Inspection Service
The “Home Inspection Service” is a program offered through the Maintenance Department and is designed to be an inexpensive, brief inspection of the home to check for operation of heating systems and refrigerators. They also confirm that water is turned on/off, and to make sure there has been no damage caused by wind, water or storms. Sign up forms have been mailed to all owners receiving BBR statements. If you need another form, or have any questions, please contact the Maintenance Department.

Deschutes County to End Recycling Subsidy
As of July 1, 2010, Deschutes County will no longer subsidize recycling efforts for area businesses. To help offset the estimated $12,000 in additional annual expenses, the Ranch will begin charging a nominal fee for the disposal of appliances, furniture, construction materials and scrap metal. This change will go into effect on August 1, 2010. Black Butte Ranch remains committed to providing our owners with a convenient and environmentally friendly recycling option; if you have any questions regarding this change, please call our Owner Services department at 541.595.1528.
Section 5 Pit & Recycle Area "Section 5" refers to part of the Ranch that is just west of McAllister Road, accessed via the Fiddleneck Gate or Highway 20. It is used for our new Maintenance facilities, natural debris disposal, mining gravel for our roads and other such "behind the scenes" necessities. The Recycle Center at Section 5 is for use by BBR property owners and guests. An appropriately registered gate card or transponder is required for entry. Contractors and vendors do not have access or dumping privileges. The pit and recycle area are open daylight hours only. For after hour emergencies, please contact Police Services.
Not permitted in Recycle Station: carpet, sheet rock, paints, oils, computers, TV’s, household chemicals, pesticides, tires, and yard debris.
PLEASE, do not leave your trash after hours outside of the gates along McAllister Road - that is littering on a county road, and you may be ticketed. The citation for offensive littering is a Class C misdemeanor with a fine of $500. In addition to this action being a crime, raccoons get into your bags and scatter debris, requiring additional Ranch staff time to get the mess cleaned up. Separate from the Recycle Center is a space designated for natural, burnable debris that is collected from the Ranch wide clean-up that takes place twice a year, and from fire prevention efforts.
Property Owners may dispose off natural debris (needles, pinecones, branches and brush) FREE anytime at the pit at Section 5 on McAllister Rd. Please check in with the pit attendant to ensure debris are placed in the right areas.
Debris must be separated by type: limbs, needles, grass, etc.
Permitted: stumps (up to 3’), pine needles, grass clippings, limbs, wood, wood with nails
Not permitted in pit: shingles, railroad ties, cabinets, building material, plastic or plastic bags, household garbage.

Winter Services
Cold Temperatures arrive early at the Ranch. Turn off your water or
winterize your home to prevent any damage due to a sudden drop in the
temperature. Place a snow stake near your water turn off valve.
Maintenance also offers:

- Irrigation blow outs
- Chimney sweeping
- Home inspection program
- Snow removal
Snow Removal
Winter is here and the maintenance department is available to plow driveways and shovel sidewalks. Please remember there is a fine for parking along roadways. They need to remain clear for emergency vehicles and snowplows. The costs for snow removal are: Short driveways $45.00 | Long or difficult driveways $45.00 + the cost of time/equipment involved | Push in $20.00 | Berm knockdown $16.00 | Sidewalks or walkways: the cost of time and equipment. All prices are per occurrence. Please mark your driveways and water shut off valves with snow stakes and call ahead for these services.
